Bruin Lake homes and Bruin Lake real estate is not what you would expect when you drove through the country roads. Most Livingston County lakes are wall to wall houses. Here on Bruin Lake you don't have that!
There are not many homes on the lake. I don't think there more than a dozen homes on the lake. They are just simple homes. Not overly large, but not small either. Bruin Lake is great because a good portion of the lake front property is owned by the State and another part is owned by the Boy Scouts. Over 50% of the lake front property is natural. It is like up north. Bruin Lake waterfront properties range in age from the 1950's to 2000's.
Bruin Lake Washtenaw County
Most of the homes have no basements. There is one small cluster of lake front and lake access homes located on the west side of the lake off Coon Rd. There are about 13 lake access homes that have a small association. The association has a small parcel of lakefront property with shared docking space for association members.
They have a volley ball net and horseshoes for the residents. The association fee is small is really used to keep up the roads.

From Bruin Lake you can go down river to every lake but Woodburn via a regular motorboat. You have to go throught two culverts under roads to get to all the lakes. I don't know if a pontoon boat will fit through the culverts. I also don't know if you can go up stream to Woodburn Lake in a motor boat. I don't know if it is deep enough.
Bruin Lake Location
Bruin Lake is located in Gregory in Washtenaw County MI. It is West of Glenbrook Rd, South of Doyle Rd, E of Hadley Rd. and North of North Territorial Rd.
Bruin Lake Fishing is supposed to be very good. Because it is a smaller lake with not much boating pressure fishing is good. There is a public fishing site on the state land right on the lake. Some of the species of fish in the lake are:

If you are waiting for that perfect Livingston County lake foreclosure you may want to look at lake short sales. You may find a move in ready lake short sale in better condition than the lake foreclosures.
When you buy or sell a lake property factors like property size, amount of parking, where the home sits(faces) does make a difference to the current or future home buyers. Lake home owners have parties. They have friends, and families over on the weekends. They may need parking for 5 or 6 cars. Do you have the parking space for your friends? Or is there some public parking for you.
The larger the lot the pricier the lake home may be. Acreage on the lake is rare in Southeastern Michigan. A lake home that is private is a rare commodity. Most Southeastern Michigan lake properties are close together. Many lake homes are on lots that range from 35' to 80' in size. So you are going to see your neighbors in most cases. Simply because you do not want to obstruct your lake views with trees and bushes. Besides it would become a battle with your neighbors. You do not want to put in a tree that will obstruct your neighbors view. That is one way of creating an enemy fast.
Another plus for any property is to have a sunset view. Everybody loves to see the sun set over the lake. I cannot put a dollar amount on what it is worth, but it does add a little value to the home. Some home buyers start out trying to buy a sunset view home.
The last question is do you have the space to add on if that is what you want to do? Again this is up to you the buyer to go to the local community's building department to find out the restrictions. There are many rules and regulations when building on a lake. There is a line of site regulation in some communities. What I mean by that ....is you cannot build or add on towards the lake if you obstruct your neighbors view.
If you are selling your lake home be sure to share that information of all the little bonuses you have. The extra parking, the sunset view, the extra space to add on a garage all makes as difference to potential home buyers. So tell them about it.

A year ago my husband and I started looking for a house with the help of Russ Ravary. We thought this search would take a long time. With the technology we had available we were successful after 3 months. It took us over a year to find the house the last house we bought. We know what we wanted exactly. Russ used the Internet and e-mail to keep us up to date on the houses that had just gone on the market, the length of time they were on the market, and all the public record data. I never thought I would have a house on a lake with all these features.
My biggest obstacle was putting our house up for sale. When we put the bid on the new house and it was accepted, Russ said it was time to put the old "For Sale" sign up. I wasn't ready! First we hadn't told any of our neighbors, second we weren't quite done putting the finishing touches on the house and third we were going on vacation and I didn't want people in the house while we were gone.
It took over a week for me to be convinced that this was the right thing to do. After several talks at our kitchen table I said yes. Russ knew the faster we got the house up for sale in the spring the better our chances were to sell it. The sign went up the day after we left for vacation. I was worried on Sunday because that was the first (and only) Open House. On Saturday we were on our way to the airport to come home, Russ called us with the news...there was a bid on the house! I couldn't believe it the house was sold in a week!!!! Homes in our market were taking over six months to sell.
People always ask what we did to sell the house so quickly. My answer is to trust your Sales Agent. He/she is in this business and deals with it everyday so you need to trust his/her expertise. Some of the advice we got was to get rid of the clutter, make it less personal and the big one remove the flowered wallpaper. Russ was forthright in giving advice on how to make the home more saleable. Sometimes I did not like what Russ had to say about the house, but we did what he said. And it worked. We sold it in 7 days for 97% of the selling price. It was a combination of luck and doing the rights things to get the home ready for sale. Russ came through 3 times telling us what to do.
Luckily, I (we) listened to what Russ say. I'm so grateful for everything he did for us, we are now enjoying our new home...sorry Russ for making you a little crazy!
