When wondering about buying a home on Dunleavy lake in  Highland, you may wonder what affects the price of real estate on a lake.  It is still about location.  Location affects lake real estate.  The better the city or the closer the lake is to the expressways the costlier the lake home values are.  Location drives lake home prices too!  

One of the best things about buying a waterfront home in Southeastern Michigan is the ease of getting to your lake property any time of the week.  No 3, 4, or 5 hour drives up north to relax.  No worrying about what is happening to the lake property and being able to get there to fix the problem.  I can’t tell you how many times I have left work earlier to get to the lake on a hot summer day.  When you buy a lakefront house in Southeastern Michigan the time factor is huge.  You can run over to the house after work, or you can skip work and be at your lakefront getaway in less than hours.  You could be on the pontoon watching the sunset with a cold drink in your hand.  The kids could be swimming in just a short ride.  That is what is great about buying a lake property in Oakland County.

Your view will be wonderful when you buy a lakefront house.  Nature at it’s best.  You may see gorgeous sunsets, Gooselings lined up behind mom (We have one prolific goose that has 22 or 23 babies each year, or a storm rolling across the lake.  These little fun things that you will see on the lake will be forever etched in your mind.

There are mostly canoes, kayaks and row boats on the lake.  I believe the lake is a non-motorized lake, but I am not for sure.  If you know send me an email to yesmyrealtor@gmail.com  The kids that live on the lake go to Huron Valley schools.

Dunleavy Lakefront homes for sale. About 20 homes sit on the lake. Most of the waterfront homes are 1000-1500 square foot, though there are some that are as big as 2000 square feet.

There is one home that sits betweeen Huff and Dunleavy and has lake frontage on both of them.  There have been no homes sold on Dunleavy Lake in the last three years as of 10/2011.

There have been no homes sold between January & November 2012 on the lake.

If you are buying or selling a lake property the size of the frontage on the lake does influence the price of the lake home.  Just as the size of the home influences the sales price so does the lake frontage.  A hundred foot lot on Maceday Lake in Waterford will be worth more than a 35' lot. 

Michigan lakefront home buyer bonusYes back in the early day's (the 1920's) some lake lots were only 35' because the cottages were too small.  Over the years some lake home owners have bought up the neighbors lots, bulldozed other homes down, or split a lot with the neighbor to make their lots bigger.  Most lake lots in Livingston and Oakland County range from 35'- to about 150' in general.  Of course there are homes that have large lake frontage of over 200'.  I have seen some that are over a 1000' feet when they are on a peninsula of a lake.  That is always nice because you have a panoramic view from the property and the home.  I have even sold a small lake property of 26'.  Back in the day they did not have side set backs.

I have seen some lake homes that are only one foot from the lot lines.  It is very important when you buy a lake home to get a staked survey if you can.  I always recommend to any buyer to look up the property lot lines.  I have seen several homes listed this year where they were advertised as lake front yet the property never actually touched the water. It is definitely buyer beware.  So be smart and look up the lot lines yourself.

There are no lake access homes on Dunleavy Lake that I am aware of.

Dunleavy Lake is located in  Highland Twp Oakland County MI. It is north of M59, south of N Milford and west of Harvey Lake Rd.

Dunleavy is the small lake to the left of Leonard Lake on the map below.

There are a few lakes that are right close together there.  They are Huff Lake, Leonard Lake, and Upper Pettibone Lake.
