Have you been considering making a move to Gosling lake in Putnam Twp.  I have tried to list the water source on the pages if I could find them.  Here are a few items to remember.  Many of our Southeastern Michigan lakes are spring fed.  There are springs at the bottom of the lake that replenishes the water.  Most of our local lakes do not vary widely in lake height.  However heavy rains raise many lakes, and extreme droughts do bring the lake levels down.  Sometimes smaller lakes that are spring fed may be affected by a drought.  I always believe that you should talk to the neighbors on the lake when looking a buying a lake home.  They are the best source of information for you. 

As a lakes area realtor I feel it is very important for you the lake home buyer to know as much about the lake you are buying on.  When I first started in this business there was no one website to find out about our local Oakland County and Livingston County lakes.  So I put this website together so you and other home buyers can find the information you need about our local lakes. 

From your front door of your lake home you will find you have nature on the big screen.  You will have so many days of the sunlight bouncing off the water, in the fall you will see fog rising off the lake on some days, or a lightning storm over the lake.  It is way better than television! 

Lakefront home buying is a little tougher than buying a regular home.  Not only do you have to find the home you want but you also have to find the right lake, and the right lake bottom too.  So it gets a little trickier.  So if your realtor is not asking you about what you want to do on the lake, or what type of boat you are thinking of getting then you DO NOT HAVE THE RIGHT REALTOR to buy a lake front home.  Knowing what you want to do on the lake is important.

 You may want to fish, or maybe swim with the grandkids.  Or you may want to tube or wakeboard.  You do not want to be going around and around in a small circle on a lake.  Custom image 1This is a question many lake home buyers either do not care about or are adamant about?  Do you want a lake that is public or would you prefer a private lake?  A private lake is a lake where the general public cannot put a boat on the lake.  A public lake may have a DNR access point where there are a certain number of parking spots to put boats in.  A public lake may be on a chain of lakes where there may be no public DNR access but the public still has access to the lake because they can get from one lake to the other.  For example that would be the Portage chain of Lakes near Hamburg in Livingston County.

Some lakes have marinas on them like Cass Lake, or Elizabeth Lake.  Elizabeth Lake is considered a private lake but there sure are quite a few boats on it.  The bigger the lake, the more likely that there are going to be a lot of boats on it.  Sometimes home owners will allow their friends to dock their boat at their house.  I have seen homes on lake in Oakland and Livingston County where there are two and three different boats tied up at one dock.  You know that they are not driving two pontoon boats around.

In Southeastern Michigan most medium to large all sports lake are going to be busy on the weekend.  It is just that way.  Some of the smaller all sports lakes are quieter.  So private or public is a choice you have to make.  Remember if you are just looking at private lakes and cannot find the home you want then you may want to expand your search to public lakes in Southeastern Michigan
