It is not obvious where lot lines are. A neighbor may have encroached on your property. Do you own all the way to the lake? Too many times I have potential buyers think they are going to get the same home on the lake as in a sub for the same price. The more desirable the city will add to the cost.
If the view of water is calming to you then you will love all the other sights of nature you will have from the windows of your lakefront home. You will see mist rising off the lake some days, other days you will see swans slowly swimming by, or the occasional fish jumping out of the water to get that bug.
For example a lake house on Union Lake in West Bloomfield will be pricier than a Waterfront property on Long Lake in Commerce for two reasons. One is that Union Lake is a larger all sports lake and the second reason is that Union Lake is in West Bloomfield and Long Lake is in White Lake Township. So if a smaller lake will do, then many times you will get more house for your money. Also another factor in the price of lake homes is sometimes how far or remote the lake is. The further you are away from metro Detroit the less expensive the home in SOME INSTANCES. There are some lakes that are geographically less desirable than others and that figures in the cost of the lake home. It’s not simple to tell you whether a lake house is worth the price sometimes. The lake is a low traffic boat lake. Because it is a private lake you are not going to get weekenders that do not live on the lake coming out to boat and jet ski. So you are not going to have boat after boat going by or having to worry about getting run over by a boat.
The lake bottom is mucky. So many Handy Lakefront homes are going to be mucky out front. But the neighborhood association beach is sandy. I have heard some other homeowners have made their lake bottom sandy too. Many homeowners just swim out further in the lake off the boat or at the association beach.
Handy Lakefront homes are mainly ranches though there are contemporary style homes, colonials, and split level homes on the lake. The ranch homes range from a 1950's 700 square foot lake home to ranches that were built in the 1960's and are over 1500 square feet. Over 3000 square feet if you count the finished walkout basement. There are even some 2000 built contemporary and colonial homes that are up to 3000 square feet in size. They have walkouts, 2 car garages, and all the modern ammenities.

Handy Lake properties are not overly large and spacious. You won't find lake front properties with acreage. In fact the largest lot I could see on our MLS was about 1/2 acre.
In the last 3 years (from 9/2011) the least expensive Handy Lake front home sold for $75,000. It was a 1960's 763 square foot ranch 2 bedroom, 1 baths.
The most expensive Handy Lake waterfront property sold for $127,900 (last 3 years fron 9/2011). It was a 1965 832 square foot bungalow with 2 bedrooms, 2 baths, and a 2 car garage.

You have not cared about how beautiful or updated your lake cottage or lake home was. You may have been too busy on the lake. Sometimes lake homes are not completely updated. You may have been too busy enjoying the lake. So many lake home owners are just happy living on the lake. This lake home may be a second home to you. The house sat on the market for 8 months. I showed the house several times but the feedback I got from my clients was....the house was built poorly or the house was overpriced for the condition it was in. The house never sold when it was in that condition. Well the owner finally painted the home and fixed the drywall issues. The house sold in less than a week after it was painted.
