Have you been thinking about buying a piece of lakefront real estate, maybe on  highland lake in Oakland county ?   Maybe you are worrying about water clarity on inland lakes in Oakland County.  The clearness of our local lakes is not going to be like one of the Great Lakes or the ocean.  There is more boating traffic, and action per square acre on an inland lake.  So sediment is going to be churned up more.  The non all sports lakes will usually be clearer than an all sports lake.

Lake homes are one of the best investments you can make.  As our lives get busier and busier more buyers will see the value of owning a lake home in Oakland County or around metro Detroit.  Driving up north may be out of the question for some potential lake home buyers.  You may have to be on call on weekends.  It is much easier if you were less than an hour away.  You can be anywhere you need to be quick.  Some people need to be close to Detroit because of their kids busy activities, work, or family. 

Wouldn’t you like the daily view of a lake out your window?  You may sit on your deck with a cup of coffee watching the stillness of the lake, or watch a family of ducks swim by.  Little things that make lake living and owning a house on a lake special.  Our goal is to help you achieve that dream.

Many Highland Lake properties have 50' - 75' of lake frontage.  Though there are lakefront homes have up to 200' of lake frontage.  Some of the lakefront homes on Fry Rd have between 2.5  - 6 acres.  So there are a few homes on the lake that do have distance and privacy between their neighbors.

Like so many Oakland County lakes Highland Lake homes were built between the 1930's and now.  There are waterfront homes that have been built in every decade since the 1930's.  The home sizes range from 600 square foot ranches and bungalows to 3000 square foot colonials.

So when you come out to Highland Lake don't expect to find a high end lake full of luxury waterfront estates.  It's just a normal Oakland County lake with a wide variety of home styles and sizes.

Lake home buyer bonus 

Lake homes are more expensive than a home off the lake.  It is just that simple.  Sometimes they are a $100,000 more.  Sometimes what you really want in a lake home is something you cannot financially afford.  Or you may not be able to afford the lake you want.  So what are your alternatives?  One of the best alternatives to living on the lake is a canal front home.

You can usually get a canal front home for anywhere from $50,000 to a $100,000 less than you could buy a lakefront home.  I have seen beautiful canal front homes that were so much cheaper than a full lakefront home. This gives you the ability to be on the lake, be able to have a boat on the lake but at a cheaper price.

That is one of the biggest issues is that some lake home buyer expectations are much higher than the price they have in mind.  Lake homes cost so much more than a regular home in a subdivision.  Some large all sports lakes have homes on them that command a $200,000 to $400,000 premium.  Many of the lake home in the $500,000 + range are custom built.  Some of these home sellers have torn down an old home and rebuilt from the ground up.

Sometimes home buyers have to give up the dream of that perfect home to get a home on a lake.  You may not have that luxurious home that you always wanted, but you may have a great lake home.  It is sometimes the choices you have to make.  Many times there is a limited amount of lake homes and choices.  So it is about being realistic.  So if you want to wake up to a view of the lake you may have to lower your expectations went buying a lake home.  If you are having trouble finding a lake home give me a call I can help (248) 310-6239
