Clark Lake homes in Commerce Michigan Clark Lake in Commerce Township MI is just a small lake that connects to Carrol Lake. There is part of the lake that  I don't know if you would call it an island or if you would just say there is a canal around a piece of land.  On the south side of the lake there is a canal that goes around a chunk of land.  You can see on the map below.

Drive time is another important factor to some SE Michigan lakefront home buyers.  How long will it take them to get to work?  For example that lake home for sale on Clark Lake in Commerce may be just a little too far for a buyer if they work in Detroit.  You have to take into consideration that some of the roads in the lake area are just two lane roads because they wind around the lakes.  The roads probably will never be widen because of the cost and the layout of  the lakes.  I always tell my clients that they should do a dry run back and forth to work.  This will help determine whether the lake is close enough.  Though I have had clients that lived on Cedar Island Lake and drove to Dearborn.  I have even had a client driving downriver.  Over an hour a day, but to them the drive was worth it.  The key is to know how long your drive might be.  I don't want to have to sell your lake home in a few years because the drive is too much.  Call or text me to help find your dream lake home.

Home selling tips for lake houses

When you are selling a home whether it is a Clark Lake house in Commerce or a home off the lake you have to think of yourself as a landlord.  What I mean by is you want to prepare your lake home for sale.....You want to make it look as nice as possible but DO IT AS INEXPENSIVELY AS POSSIBLE.  You do not want to spend a lot of money on fixing up your home.  You want the biggest return on your dollar as possible.  You want to walk away with as much money in your pocket as possible.

The trick is to be smart.   Let's say you should put granite in the kitchen.  Granite counter tops come in many different grades.  You want to put in the lowest grade/least expensive granite that you can.  Granite that will still make the kitchen look great.  It is the same with flooring.  If you could use the same pad it would be the smart thing to do when putting in carpeting.  Or buy the 6# pad versus the 8#.  Also buy a neutral colored inexpensive carpeting instead of the top of the line carpeting.
