The main lake is 147.3 acres, the canals are 18.1 and the south side is 94.6 acres. There are 11.4 miles of shoreline. There are 2 acres of islands one of which is called Higgins Islands. There is also a shallow area at the entrance of the main lake that was once an island. There are two tunnels to get to the canals. Ledgewood tunnel is 29 ft wide and 9 ft tall and the other tunnel is Commerce Tunnel 12 ft wide and 11 tall. The main park is Kendall Park.

Painting is one of the biggest bangs for your buck. I cannot stress this enough. If you have dings and black marks on the walls or scuffed up trim work home buyers are going to notice. This is going to cost you in terms of offer price. IT'S A FACT Today's home buyers want the house move in ready. The majority of lake home buyers are the same way. They will pass up a house that needs work and buy the house that is more updated and move in ready. I have seen houses sit for months and months because the sellers did not want to invest the time or money to paint the house. Then I have seen them sell in under two weeks once they were painted.
