Townsend Lakefront homes are like so many of Oakland County lakefront real estate. There are some 1930's homes, and just about a home from every decade up to the 2000's. I think the last one built on the lake was about 2004.. There are wide variety of home styles on the lake.
Almost all of the lakefront homes are under 2000 square feet. I think there is one or two about 2200 square feet. I would say the majority of the homes range between 1000.
When you buy a lake home in Oakland County you have to remember all these lakes used to be weekend getaways for the residents of Detroit back in the 1920's to 1960's. That becomes a problem for some lake home buyers because that big beautiful lake house on Townsend Lake in Independence MI may be right next door to old tiny unkept lake cottage. In most cases having an old house next to you does not affect the value of the home you are looking at. Only if it is in major disrepair may it affect the value. The best part is if you buy the home, most likely by the time you sell that little home is going to be fixed up. There is so much renovation, and rebuilding going on the lakes. It's not unusual to see 4 or 5 houses being built or remodeled on a lake at a time. Lake homes are getting nicer and nicer each year.

Painting is one of the biggest bangs for your buck. I cannot stress this enough. If you have dings and black marks on the walls or scuffed up trim work home buyers are going to notice. This is going to cost you in terms of offer price. IT'S A FACT Today's home buyers want the house move in ready. The majority of lake home buyers are the same way. They will pass up a house that needs work and buy the house that is more updated and move in ready. I have seen houses sit for months and months because the sellers did not want to invest the time or money to paint the house. Then I have seen them sell in under two weeks once they were painted. Not painting your lake home could cost you $10,000 or more in the sale price
