Buying a lake estate in Oakland County has its share of special considerations. If you want to make the best choice, you have to make sure you fully understand all the important aspects involved when buying a house on the water.

White Lake in White Lake Township is a great place to call home.  I have a little cottage there.  Nothing huge, but there are some very large homes on the lake.  White Lake is about 540 acres in sizes.  It is a public all sports lake with a DNR access.  There are only 18 spots for the public to get on the lake.  One the parking spots fill up the DNR will not let anybody else launch a boat even if they live on the lake.  That keeps new boats coming on.

White Lake is definitely a busy lake.  If you are looking for peace and quiet on a weekend then White Lake is not the lake for you.  White Lake has a lake association that takes care of weed control and other activities on the lake.  They do the 4th of July fireworks and the boat parade.  What is nice about the lake is that there is a bar/restuarant on the lake.  (The White Lake Inn)  It doesn't have fancy food but it is good.  Just be prepared to wait.  It is not unusually to wait for at least an hour for a table and it will take an hour to get your food.  So don't go to the White Lake Inn if you are in a rush to eat.  Especially if you want to sit on the deck on the lake.  Leisurely would be your motto.  The White Lake Inn also has a tiki bar that the locals love to hang out at.

 The management and staff at the White Lake Inn sponsor quite a few activities on the lake.  In the summer there is a poker run on the lake.  In the fall they have Lions Club to watch the Lions play and have a buffet at half time.  In the winter they have motor cycle races, snowmobile races, and an ice golf outing.  Fun on the lake all year round.

Whatever you like to do on the water White Lake in White Lake Township has it.  You can paddle board, tube, and wakeboard on the lake.  There is even a salom course on the lake.  So if you are looking for an active lake come out and see White Lake.

As most of you are noticing foreclosures across Metro Detroit have dropped dramatically in the last 2 years.  Right now there are only nine lake foreclosures in Oakland County.  They are few and far between.  Right now there are only two lake foreclosures West Bloomfield Michigan.  When you buy a foreclosed home on a lake in West Bloomfield or any other city in the County you need to have it fully inspected.  When people let their home go into foreclosure they usually do not take care of it.  They are not spending money to keep it in good shape.  They just let the home get run down.  So it is even more important to get the home inspected.

Metro Detroiter's from the early 1900's found Oakland County lakes a great place to escape from city living.  From the 1920s and 1930s they started trekking north and east to enjoy the lakes.  Back then  there were no super highways as we have now.  The county only had gravel and dirt roads.  Lakefront real estate started way back then.   Speculators and real estate agents realized how valuable lakefront real estate was.  They started to dam creeks and rivers to form larger lakes.  Some were dug out and some low lying areas were flooded.  It was not much later that lakefront houses were built for weekend get aways.

Back in the 1920s, it was rough to travel from Detroit to northern West Bloomfield and Clarkston.  On rainy days the roads were filled with potholes and very tough to travel through.  It was a tough go with the early travelers.  It took hours to travel some of the dirt roads.  Only a few Detroit streets were paved back then.  Not everybody could travel out to the Oakland County lakes areas.  It was many times reserved for the wealthy or for people that could afford an automobile.  The invention of Henry Ford made lake access in West Bloomfield Michigan a little easier.  As years went on, the roads and automobiles got better so lake properties became more valuable.

Waterfront homes in West Bloomfield Michigan were first built on small lots.  Lake cottages were small back in the 1920's and 1930's.  Many of them ranged from 500 to 800 square feet.  So a 38' to 60' lots were the norm back then.  Of course the wealthy lakefront home buyers bought several lots or invested in larger parcels before they were plotted out.  West Bloomfield was no different than so many other lake areas in Oakland County.  The larger and best lakes were usually developed first.  There were church camps, country clubs, and small hotels and inns on some of the lakes.   Such a small lot could only accommodate a single story homes. The lakefront homes you will found now in West Bloomfield Michigan are much more luxurious.  Some are very large ranging to over 10,000 square feet.

As a local lake realtor I wanted to share what I am seeing in Oakland County Lake real estate in February 2014.  We have not had many days in January or February that have gone over thirty degrees.  It has driven both lake buyers and lake home sellers of Oakland County inside.  Many are waiting for the spring weather or any warmer weather.  Many sellers do not want to list their home right now.  I have a list of at least 10 lake real estate and homes that are ready to put on the market, but the sellers are waiting for the snow to melt.  It is such an unusual year.  Normally we have warm spells where the snow completely melts.  Not this year.  We have had snow on the ground since the holidays.

Oakland County home values have gone up 16.9% over the past year and Zillow predicts they will rise 4.8% within the next year. The median list price per square foot in Oakland County is $119.   Last month 914 Oakland County Michigan homes sold and 192 of them were foreclosures.  Oakland County real estate and homes are still very hot though we have seen a slow down in the market due to this crazy cold and snow.  It is even more pronounced in lake real estate.

Many Oakland County lake homes that have been on the market since last summer have not sold and are still sitting.  Is it because the homes are over priced for their condition or is there just so few lake buyers out there.  Many lake homes are pulled off the market in the late fall and then put back on in the spring.  

Snow and the cold

Livingston County, Washtenaw County, Genessee County, and Wayne County lake homes are the same way.  Homes in those counties have gone up in value very similar to Oakland County.  Winter home sales in most of the counties are slower because of the weather.   It was a great year last year, but many experts are predictiong a slow down in the real estate market..  We have seen it slow down a little already this winter.  Is it because of the snow and cold?  Or are there less buyers?  There are not many Oakland County lake homes and properties for sale right now.  So an excess of Oakland County lake real estate is not the reason for the market changing a little.
