I am going to start this with a warning. Before you buy any vacant lake property in Oakland County MI check with the city or the community it is located in on what you want to do with it.
Too many buyers of vacant lake properties buy them only to find out they are unbuildable or the city won't allow the size or type of lake house that the buyers wanted to build. So the properties sit empty.
Sometimes they won't allow you to build on a lake until the sewers are on the street, sometimes the yard is not big enough for a septic system. Then there are foot print rules, setback rules that determine where you can position the Oakland County lake home on the lot and how big of a home that you can build. The footprint even determines how big of a deck and garage that can be built. So be sure to check with the city's building department before you buy. DO NOT RELY ON YOUR REALTOR TO GET THIS INFORMATION FOR YOU. This is something you need to verify for yourself.
It is like the old game of whispering in the next person's ear. By the time it is down the line what was originally said has changed! It is the same way with your real estate agent relaying information from the building department. You want to get the exact information, not second hand news. It could mean the difference between building and not building.
The second warning I have about vacant lake properties is don't buy them in the winter! Yes you are hearing a Realtor say don't buy! Most of the great vacant lake properties have been built on. Some of the ones for sale have poor lake frontage. They may have lily pads, or cattails in front of them. They may be shallow or mucky. You can't tell any of that when there is a sheet of ice over the water. So do yourself a favor and wait for the ice to melt so you can see what sits in front of your future lake property.
