What is nice about Van Norman is that you have access to two other lakes giving you a variety.  It is always nice to putt around the lake with friends and visitors and look at all the homes.   Being connected to two other lakes relieves the boredom of going round and round on the same lake.  

 

There is access to both Lester Lake and Greens lake via pontoon if you have a low side rail to go thru the culvert/under passess under the roads.   The roads around the lake are paved.  The children that live on the lake go to Waterford schools no matter whether it is the Independence Twp side or the Waterford side.  You can also get to Maceday Lake via kayak or very small boat via a small culvert.  One of the residents said it is a little scary because it is so low and dark.

Van Norman Lakefront homes for sale.  The homes have a gentle slope down to the lake. The terrain around the homes is not steep with stairs needed.  There are even a few vacant properties/land on the lake.

The one side of the lake is a nice subdivision with ranch, tri-levels and colonial homes.  These brick homes were mostly built between 1965 -1979.  They have basements, walkout garages and range in square footage between 1400-2400 square feet.  The Van Norman Lake properties on this side have between 90' - 220' of lake frontage.  It is a subdivision feel to this side of the lake with some space between the houses.  You aren't jammed on top of one another like some lakes.

The other sides of the lake are a mixture of homes like most Oakland County lakes.  The Van Norman Lake homes range from 1920's built 855 sq ft ranch with no garage on a 80' lot.to a 2000's built 4187 colonial on a 105' lot.  There is everything in between too.  So there are just about any style of home you could want except bungalows.  Those are in short supply, I didn't notice any on the lake.Van Norman Lake real estate Waterford MI

Over all most Van Norman lakefront properties range from 90' - 200' of lake frontage.  There there are some 50' lots too.    There are no homes with acreage that I know of.  I think the biggest one is about 1.32 acres in size.  So this isn't a Oakland County lake to look at if you are looking for 4 or 5 acres.

Again you aren't going to find the majority of the homes on the lake to be luxury high end 6000' square foot waterfront estates.  Though there is one 5000 square foot ranch.   Most waterfront homes on the lake are in the 1500 - 2500 square foot range.

To give you an idea of what the prices on the lake go for here is the highest and lowest prices in the last 3 years.  (going back from 10/2011)

The least expensive sold in 10/2010 for $120,000.  It was a 4 bedroom, 2 bath, 1926 built vinyl colonia that was 2000 sq feet on a 80' lot.  This was a short sale.

The most expensive Van Norman Lake front home during the same time was a 2011 built stone/wood exterior, 4 bedroom, 3 bath, 2 car garage, finished walkout that sold $426,500.

There is an advantage to working with a realtor that has

  1.  visited the local lakes
  2.  talked to the residents of the lakes
  3.  listed and sold homes on the lakes

 So many little factors about the lake property determine the price of the lake home.  When you buy or sell a lake property factors like property size, amount of parking, where the home sits (faces) does make a difference to the current or future home buyers.  Lake home owners have parties.  They have friends, and families over on the weekends.  They may need parking for 5 or 6 cars.  Do you have the parking space for your friends?  Or is there some public parking for you.

The larger the lot the pricier the lake home may be.  Acreage on the lake is rare in Southeastern Michigan.  A lake home that is private is a rare commodity.  Most Southeastern Michigan lake properties are close together.  Many lake homes are on lots that range from 35' to 80' in size.  So you are going to see your neighbors in most cases.  Simply because you do not want to obstruct your lake views with trees and bushes.  Besides it would become a battle with your neighbors.  You do not want to put in a tree that will obstruct your neighbors view.  That is one way of creating an enemy fast.

So what is the best side of the lake?  Some people believe another plus for any property is to have a sunset view.  Everybody loves to see the sun set over the lake.  I cannot put a dollar amount on what it is worth, but it does add a little value to the home.  Some home buyers start out trying to buy a sunset view home.

The last question is do you have the space to add on if that is what you want to do?  Again this is up to you the buyer to go to the local community's building department to find out the restrictions.  There are many rules and regulations when building on a lake.  There is a line of site regulation in some communities.  What I mean by that ....is you cannot build or add on towards the lake if you obstruct your neighbors view.

If you are selling your Southeastern Michigan lake home be sure to share that information of all the little bonuses you have.  The extra parking, the sunset view, the extra space to add on a garage all makes as difference to potential home buyers.  So tell them about it.
