One of the best things about buying a waterfront home in Southeastern Michigan is the ease of getting to your lake property any time of the week. No 3, 4, or 5 hour drives up north to relax. No worrying about what is happening to the lake property and being able to get there to fix the problem. When you buy a lakefront house in Southeastern Michigan the time factor is huge. You can run over to the house after work, or you can skip work and be at your lakefront getaway in less than hours. You could be on the pontoon watching the sunset with a cold drink in your hand. The kids could be swimming in just a short ride. That is what is great about buying a waterfront property in Oakland County.

No Wallace Lakefront homes in Harland MI sold in the last few years (2007 -2010). Wallace Lake is not a huge lake so there is not a lot of homes on the lake. I would guess the lake frontage on the lots are about 70' -100' on the average.
Most of the homes on the lake are year round homes. The average home is under 2000 square feet. (Most of them in the 1200 to 1800 square feet. They are brick homes that are ranches, colonials, and split levels that were built during the years of late 1950's to 1980's.
I'm guessing that if there hasn't been any turn over in homes in the last four years it must be a good place to live!
Wallace Lake connects to Bitten Lake. The lake is an electric motors or hand powered lake. The guy I talked to on the lake said it was a wonderful peaceful lake. There is a large Pleasant Valley association park at the north end of the lake.
The roads around the lake is paved. The children on the lake go to Hartland Schools. What is nice about Bitten and Wallace Lake is that it is just a short ride up old 23 to M-59 to jump on US 23 expressway.
Wallace Lake assess homes. There are lake access homes on Peterson Drive across the street from the lake.

Knowing what you want to do on a lake may eliminate some lakes, and then you may be able to concentrate on specific lakes. What kind of lake are you looking for? Are you looking for a quiet lake that does not allow jet skis? Do you want a quiet lake? Do you want a lake that you can kayak on without being run over by a speed boat? Do you want a lake that your paddle board is not going to be rolling in the waves?
I truly believe that you need to think about what you really want in a lake. I want you to be happy on your lake for years to come. I do not believe in just selling you a home. Your next lake home should fit your life style. If you want action and speed then you may want to be on a large lake. If you get bored going around in a circle then a small lake may not be for you. You may want a lake like Tull Lake or Cedar Island Lake that has bays or canals. You may be happy going around the edges of Cass Lake or Pontiac Lake. Those lakes are busy, but big.
You may never want to own a pontoon or a motor boat. You be perfectly happy kayaking or paddle boarding. The other times you may want to be out on your pontoon or speed boat the rest of the time. Whatever you want to do on a lake Wayne, Oakland or Livingston County has a lake that fits your needs. So feel free to email me or call me to talk about what you want in a lake home. Here is what a previous client had to say about me!
"Hi Russ,
I wanted to thank for helping me get my Milford condo. I know I limited my chances of finding the "perfect condo" by wanting a certain small area. But you came out here whenever we found one. It took me a year of looking but finally we found one that was the "one". It was a short sale which I knew nothing about. You told me about all the problems that might happen with a "short sale" and some of them did. You were good about re-assuring me about the length of time short sales take. But we finally got the condo! Thank you from Courtney and I."
