Grass Lake White Lake Twp

Grass Lake in White Lake MI is one of many Southeastern Michigan lakes that haven't been developed because it isn't a big lake and it isn't deep. Grass Lake is only 30.6 acres and is only about 10 ft deep.  It has multiple islands.

It has a few houses on the lake with a few sitting up on the hillside.  To get to Grass Lake from Ormand Rd it is a gravel road.  But on west side of the lake it is a paved road and on the east side it is a gravel road.

The children that live on the lake go to Huron Valley School System.

What are some of the factors that affect the price of a lake property?  Of course the house and size of the house does.  The size of the frontage on the lake does influence the price of the lake home too.  Just as the size of the home influences the sales price so does the lake frontage.  A hundred foot lot on Maceday Lake in Waterford will be worth more than a 35' lot. 

Yes back in the early day's (the 1920's) some lake lots were only 35' because the cottages were too small.  Over the years some lake home owners have bought up the neighbors lots, bulldozed other homes down, or split a lot with the neighbor to make their lots bigger.  Most lake lots in Livingston and Lake Properties in Oakland County and the Metro Detroit have Lake Frontage that ranges from 35'- to about 150' on average.  Of course there are homes that have large lake frontage of over 200'.  We have seen some that are over a 1000' feet when they are on a peninsula of a lake.  That is always nice because you have a panoramic view from the property and the home.  We have even sold a small lake property of 26'.  Back in the day they did not have side setbacks.= 

We have seen some lake homes that are only one foot from the lot lines.  It is very important when you buy a lake home to get a staked survey if you can.  We always recommend to any buyer to look up the property lot lines.  We have seen several homes listed this year where they were advertised as Lake Front yet the property never actually touched the water. It is definitely buyer beware.  So be smart and look up the lot lines yourself.

We are going talk about houses on Steeple Hill which is the paved road on the west side of the street and Hope and Wayne Roads on the east side of the street which are gravel roads. Mainly Grass Lake houses in White Lake are smaller, more cottage style homes. Though there are some colonials too.  There is even one log cabin.  They were maily built between 1920's- 1960's though there were homes built in 1978, 1987, 1989.  Most of the homes range from 800-2000 square feet. 

Grass Lake home styles are colonial, ranch, cape cod, and bungalow style homes.  Grass Lakefront properties range from 50' to about 135' lake frontage.
