Greens Lake does have canal front homes. There is no public lake access ramp. Some areas of the lake are natural. A city or township park is also located on the lake.
About 1/2 of the lake is natural and undeveloped. There is about 40 -50 homes at the most on the lake, (again just an estimate). The children that live on the lake go to Clarkston Schools.
There is a big community park on the south side of the lake called Bay Court Park. The park has a few gazebos, a disc golf course, a pavillion, a beach, rest rooms, and plenty of parking.
Over the years when I am out showing Metro Detroit waterfront homes or listing a lakefront property I try to find out as much about the lake by talking to the local residents. But sometimes they don't know or nobody is out on the lake. Greens Lake real estate Oakland County MI
Greens Lakefront homes for sale. There are mostly nice ranch, colonial and tri level homes on the lake with bigger lots. There are just a few 1939 - 1950's 900 square foot cottage style homes on the lake. A couple of newer (2011) homes are being built on the lake.
Yes there are some of the older cottages on the lake but the majority of the homes on the lake were built after 1970 all the way up to the present time.
So some of the later lakefront homes have all the modern items that buyers want like an open layout. For example there is a 4300 square foot brick colonial that is 4 bedroom, 4 bath, 3 car garage lake home. Of course it has a walkout basement, large master bedroom with walk-in closets, and a first floor laundry.
Most of the Greens Lake properties have 80' - 170' of lake frontage. There are just a couple of Greens Lake waterfront homes that have 1 or 2 acre parcels.
There is an apartment complex on the lake that does have a beach and boat access. 
To give you an idea of the lake prices in the last 3 years (from 11/2011 here is the least expensive home sold.
On 6/2011 there was a 1973 built brick 1791 square foot colonial that sold for $115,000. It was a 4 bedroom, 1 1/2 bath, 2 car garage on a 100' loet. This was not a foreclosure.
The most expensive home in the same period (last 3 years from 11/2011) was a 1975 built 3626 square foot built brick colonial that sold for $295,000 back in 11/2009. It was a 4 bedroom, 3 1/2 bath, 3 car garage, with a finished walkout on a 100' lot. This wasn't a foreclosure either. So up to 11/2011 there haven't been many expensive Greens Lake real estate sold.

Greens Lake is located in Independence Township Oakland County MI. It is east of White Lake Rd, southwest of Dixie Hwy and north of Andersonville Rd.

1.) Are you active? Do you want to water ski, wakeboard, or tube? If so then you need a powerboat lake, an all sports lake
2.) Are you looking for a fishing lake? Sometimes a private lake with little boating pressure has better fishing.
3.) Are you a kayaker or a sailor? A person that wants to sail will need a bigger wider lake. A kayaker may want a lake that is not so busy.
4.) Do you want peace and quiet noise? Then you may want an electric motor lake. Or maybe a lake that you cannot have jet skis on. Or maybe you would be happy with some peace and quiet before 10 or after 6. Some lakes have lake rules and hours when boats can make a wake
These are just some of the questions you need to be asking yourself when buying a lake home. Knowing whether you want an all sports lake, a fishing lake, a non motorized lake, a big lake or a small lake will help you narrow your search and save you time when looking for lake homes.
