Hammond Lake is a non motorized lake. On the north side of the lake some of the homes are on the other side of the road. There is some grass area by the lake. Some of that area is covered with large old trees providing shade. But you have to cross the road to get to the lake.
Hammond Lake is a glacier formed lake that is very deep. I was told by one resident that it was 175' deep but I can't verify that.
Hammond Lake lies in both West Bloomfield Township and Bloomfield Township.
The biggest issue with the Lake homes is that the school system is Pontiac Schools.

Hammond Lake homes were mostly built in the 1950s, 1960s, and 1970s. Houses on the lake start as small as 1600 square feet. But there is a ranch home that is 3100 square feet, 5 bedrooms, 3.1 baths, and 2 car garage. There also is a large contemporary home that is about 5300 square feet with 5 bedrooms, 3.1 bathrooms, and 4 car garage.
We would say most of the real estate on the lake average between the 2000-3000 square foot range.

Many buyers will just pass on a lake home if the beat up, run down house next door has tons of junk outside. One of the frequent questions we hear over and over is....How much does the crummy house next door drag my house's value down or this lake home's value down? It is very common on Metro Detroit lakes that a big beautiful home is right next door to a crummy or ugly house. You can have a $500,000 lake home next to a fixer upper or a tear down home.
It is not unusual. So how much does the crummy house next door bring the value down? Of course some lake home buyers will not buy the nice home next door to the crummy house. So you may eliminate some lake home buyers because of that house.
However some lake buyers do not care about the rundown house next door. They are just happy getting the home of their dreams. During the time that they live there the home may be sold, or renovated. You never know. There is such a limited amount of lake homes out there. Some buyers are constantly looking for the good bones house that they can remodel and make their own. Sometimes if the lake lot is big enough the home may be added on to or completely torn down and re-built. So it is up to you the buyer whether you can handle living next door to a crummy house.
