Durfee Lake is a small all sports lake just outside of Brighton MI. It sits on one side of old 23 and School Lake sits on the other side of old 23. I say it is all sports but it's really not big enough to ski or wake board on. I don't know if there are even any residents that have a jet ski on the lake. The children on the lake go to Brighton Schools.
If you have any information about the lake such as the fishing, lake regulations, associations, or source of the water (is it spring fed?), fishing, or the homes on the lake shoot me an email. We would greatly appreciate any information you can share. Or if you have some great photos of the lake or a sunset we would love to put them on the website. Thanks in advance. Durfee Lakefront homes for sale. There is a mix of homes on the lake with a large colonial and one other larger home. Most of the lake front homes are under 2000 square feet. The roads around the lake are paved.
Durfee Lake has one newer brick colonial that I would guess is in the 3000+ range. It sits on the North side of the lake away from most of the other homes on the south and west side. Part of the lake is undeveloped.
There has no been any Durfee Lake properties sold in a few years. Most of the lake properties sit on 60' to over 100' of lake frontage. There is a little more space on this lake. There aren't any 35' lots and most of the homes are not on top of one another. Most of the lakefront homes are ranches, split levels, and colonials that were built from the 1950's to the 1980's. This isn't a lake with a lot of the old cottages still standing.
How important is the school system to you when buying a lakefront home in Oakland County or Livingston County? When Michigan relocation buyers come to us the school system is usually one of their top priorities. Or is the drive time more important to you when looking at waterfront properties? We alway encourage lake home buyers to write up a list of priorities before they start their home search. Knowing what you want and having it on paper will keep you focused and most likely will help you find the home that really fits your criteria. It is hard enough to find the “right” or “perfect” home in a subdivision. Now you are looking for that “right” home and adding in all these other criteria such as size of lake, all sports or not, public or private, or type of water bottom. Search "Southeastern Michigan Lake Cottages & Homes For Sale”
More factors to think about and prioritize when buying a waterfront home in Southeastern Michigan. It doesn’t matter whether it is a West Bloomfield lake home or a Novi waterfront home. These factors make it harder. We usually hear “If I could put that house on that lake we would be thrilled.” Unfortunately, sometimes you have to decide what are the most important criteria to you, and try to get as many of them as you can in your choice of homes. Our goal with these lake pages is to help make your decision easier because you are more informed.
Lake home buyers are looking to buy because of the lifestyle. The boating, the sunsets, the wildlife, and the nature around the lake. So here is a sellers' tip: Put out pictures of how much fun you have had on the lake over the years.
There have been no homes sold between January & November 2012 on the lake.
Location
Durfee Lake is located in Brighton Township Livingston County MI. It is north of Hilton Rd, east of Hunter Rd and west of US-23/Old US-23.
When you buy a lake home we always recommend for you to get a survey. IT IS VERY IMPORTANT THAT YOU DO SO. Russ has a cottage on White Lake and have seen a few battles between home owners over the lot lines. Twice we have seen where the owners were completely surprised that they did not own the land they were fighting over. If you have a staked survey you will not have any surprise.
If you are buying a waterfront property look up the property lines at the county or the community the home is in. We have seen lakefront homes sold that were not really lake front. They had a subdivision or community access in front of them. We have seen lot lines that angle. Where the owners thought they owned a perfect rectangle instead it was an rectangle at an angle.
It is better to get a staked survey so there are not property disputes with neighbors. On White Lake in White Lake Township there was a home sold years ago as a lakefront home. It became a law suit when the owners found out that the neighbors actually owned the lakefront in front of their home. They ended up letting the home go back to the bank.
We have seen several lake homes listed this year that were not actually lake front. They had a lake view but they did not actually own to the lake. It is up to you the buyer to do the research to make sure of that.

Here is what previous clients had to say about use!
Janel came highly recommended by several of my coworkers. I contacted her early in my home selling/planning stage. She was very patient and understanding of my circumstances. When it came time to list our home she did a thorough walk thru and I could tell she was very knowledgeable about home construction. Janel took the time to explain the process and was honest with me about my home and our home’s potential to sell. She was great dealing with all parties concerned with the sale of the home (ex-husband, multiple lawyers) and was professional with everyone. I really appreciate her support throughout the entire experience and my house sold fast! Thank you, Janel! I will definitely recommend you and look forward to working with you in the future!
Joe was a true professional that knew the real estate market in the area. He priced the house higher when others said it was too overpriced. We ended up having 17 groups come through and three prompt offers by the end of the weekend. Joe made the selling process easy and without any snags. We would definitely recommend him and use him again.
As a buyer, I had a great experience working with Janel for many months through a chaotic housing market before finally finding a place and I'd recommend her to anyone I know looking to buy a lake house. She was knowledgeable and able to answer any questions a lake home buyer like me had. She was professional, easily reachable, and generally able to go take a look at properties with short notice as they became available.
We have used Joe Bertera and his office since 2009. We have always had a great experience with him and his associates. Not only is Joe our agent , but we now also consider him a friend. He has always provided us with very professional and friendly services. He always goes above and beyond for us. I highly recommend Joe!
"I first started looking at real estate listings online nearly a year ago, but at first I thought I´d never really buy one. I hadn´t been paying attention and thought I still couldn´t afford to buy a place. I also had no experience in buying a home and I wanted to make sure I knew what I was doing before I bought. For most questions I would search online, the topic had been discussed on Russ´ blog. Not only that, he was local. Over the summer, I finally decided to start physically looking at houses and Russ was the only choice.
My preferred method of contact was email and he always responded in a timely fashion. He was patient with this first-time home buyer, and worked with me through my initial bid process. I was surprised when they accepted the bid! The transaction went smoothly, with Russ patiently answering any questions and concerns I had. From the first time we looked at houses to the closing was exactly one month. I´ve been here five months now and people still marvel at what I got for the price I paid. When I requested a plumber, he was able to provide one was lived close by and was economical."
Thanks for everything, Russ.
