There are 13 private lakes in Waterford Twp out of the total 34 lakes in the township. Did you know that 4.0 square miles of Waterford, or 11.22%, is water. Here is a complete list of the private lakes that we know of. When we say private lakes I mean there is no public DNR launch, no public access, and no public beach. Only lake residents and sometimes neighborhood associations have beach access. That is what private lakes mean.

Clam Lake in Waterford Twp

Is really just a pond that is not suitable for swimming or boating. More of a lake to watch wildlife on.
There is a retirement community on the lake called Canterbury on the lake. The children that live on the lake go to Waterford Schools. There were hundred of ducks on the lake when I was there. It is more of a paddle boat lake that is shallow. I would call it more of wildlife large pond.

Eagle Lake in Waterford Township

Eagle Lake has condos on one side of the lake. It used to have winter kills of fish but they seem to have that under control. Eagle Lake Waterford MI is a small lake with weeds around some of the edges. Part of the shore line is natural. Many people anchor in the middle and swim in the center of the lake. There is a neighborhood association park with beach and lake access on the west side of the lake.On the west side of the lake is a nice subdivision with brick ranches, colonials, and split level homes. along with small ranch style homes. Most of the Eagle Lake lakefront properties in the subdivision are 60' - 80' lots that were built during the 1960's -1995. The homes there have basements (some walkout), two car garages, 3 + bedrooms, 2 + bathrooms. That side of the lake has a true subdivision feel. There is a road on the south side of the lake where the lake front homes are older, some lots are smaller, and there is a variety of homes.
Elizabeth Lake in Waterford Twp
Elizabeth Lake has a marina on the lake so you do have non lake residents that have boats on the lake. Club Royale runs the marina. Elizabeth Lake is a sandy bottom lake that is fairly shallow around the edges. Elizabeth Lakefront homes for sale have sold for as low as $43,900 in 2011. But in the highest price was in the $450,000 range. Like most of the time there is a large demand for lake homes under $250,000. The lake is an nice all sports lake that has many varieties of Waterford water front properties. There are 800-5400 square foot lake homes around the lake. Elizabeth Lake property sizes depend on which side of the lake you are on. You will find wider and deeper lots on the northwest side of the lake. The homes on the south side of the lake are close to the road and the lake. The parking is tighter for the southside Elizabeth Lake properties.Most Elizabeth Lake homes that were built in the 1920's and 30's are gone. Yes there are a few remaining. The older homes have been bulldozed and re built. Most of the homes are from 1940 on. The early homes have no basements on little lots and many times without garages. But some of the later homes were built with walkout basements. Most have garages if the lot size permitted it. The upper end homes on the lake have all the modern amenities, including 3 car garages. Children that live on Elizabeth Lake attend Waterford Schools.

Fiddle Lake in Waterford Township
Living on Fiddle Lake is like up north living on the lake because of the larger lots and mature trees. The resident's children of Fiddle Lake go to Waterford Schools. We would call it more of a paddle boat lake. Fiddle Lakefront homes are 1000 square foot to 2200 square foot brick and stone ranches and colonials. They were mainly built between the 1950's to late 1970's. There are not many homes on the lake. Fiddle Lake properties have between 80' to 388' of lake frontage. They do have some space between them as most lakefront homes are on from 1 to 2.5 acres. There is even one on 9.76 acres.
Geneva Lake in Waterford Twp
There are about 40 to 50 Geneva Lakefront homes. The age of the homes are from the 1940's to the 2000's. There is at least one subdivision that has an association park/beach on the lake. Geneva Lake properties have between 40' to 90' of lake frontage. There is one property that is on 4 acres. The lakefront homes sizes are between 1100 square feet to 4300 square feet. So there is a combination of new and old homes, large and small. We are guessing that more of the homes are in the 2000 square foot range.
Huntoon Lake in Waterford Township
Huntoon Lake in Waterford MI is a small all sports lake that is right off Airport Rd. Many of the properties have a sandy lakefront. The roads around the lake are paved. The children on the lake go to Waterford Schools. The majority of Huntoon Lake real real estate were built during the years of 1950 - late 1960's. So if you know Michigan home styles during that period you probably will find those ranch, split levels, and small colonials that ranged from 1200 square feet to about 1900 square feet. Most of those homes have brick/aluminum, brick/wood, or brick/vinyl exteriors. They usually have 3+ bedrooms, basements, and 2 car garages.There are some lakefront homes that were built in the 1940's, 1980's and even as late as 2006. Some of the later homes are bigger getting up to 2700 square feet. But there are no huge luxury lakefront estates on the lake. It is just a regular neighborhood. No old cottages, no huge lake estates.
Morgan Lake in Waterford Twp
Much of Morgan Lake real estate in Oakland County was built between 1967 -1979. Though there are a few homes that were built as late as 1990. The ranch homes are between 1200 and 1500 square feet. The colonial homes on the lake range from 1500 to 2000 square feet. There is one home that is 3400 square feet on the lake. There are also split level homes on the lake.Morgan Lake properties have between 70' and 200' of lake frontage. Though there are a couple of lake homes that have 54' of lake frontage.
Pleasant Lake in Waterford Township
Pleasant Lake in Waterford MI is natural and undeveloped on the south side of the lake. On the west side of the lake there is a paved boat ramp with a park, peach and picnic area. All three sides of the lake have association beaches. There are three different subdivisions on the lake. They are Pleasant Lake Highlands, Pleasant Lake shores, and Pleasant Lake Woods. The subs were built at different times. Residents with children on the lake, the children attend Waterford Schools.
Scott Lake in Waterford Twp
On the south side of Scott Lake, Lexington Road has some newer brick homes that were built in the 1990's to mid 2000's. There were colonials that ranged from 1700 square feet to about 2900 square feet. They were the newer styles of homes with beautiful spacious kitchens with lots of counter space, larger master bedrooms with master baths and walk-in closets. They also had first floor laundry rooms just to name a few of the amenities.But right down the street you have the old 1920's -1980's homes that have been enlarged and remodeled. Most of the Scott Lake properties on the south side of the lake have 50 - 85' of lake frontage. 
Silver Lake in Waterford Township
Silver Lake water front homes vary from one side of the lake to the other. One side of Silver Lake has many good sized homes from 2000-4000 square feet that were built in the 1990's and early 2000's. Those lake front properties have lake frontage of 90 to 100 feet.One the other side of the lake I would say the homes are like most of Oakland County lakefront properties. A mixture of big and small homes on lots as small as 40 up to over a 100'. Some of Clark Lake homes do sit right on the busy W. Walton Blvd.Also some of the kids would go to Pontiac schools, the others would go to Waterford schools. So when you buy a lakefront home as what the school district is. It could become a big factor when your children go to school or when you go to sell. Pontiac school homes will be less expensive because of the school scores.
Watkins Lake in Waterford Twp
When I first thought of Watkins Lake I assumed it was just a same lake with lots of small homes and cottages. Boy was I mistaken. Sure there are still the old 1200 square foot 1930's cottages. But there aren't a ton of them anymore. Many of them have been torn down and newer lakefront homes have been built. There have been new Watkins Lake waterfront homes built in the last ten years.The lake has an association. The association has a gated boat launch. They change the code to the gate each week. They mechanically remove the weeds each year. The children that live on the lake go to Waterford schools.They have a ski slalom course on the lake. They have a very active lake association that has 4th of July fireworks and pontoon breakfasts.

Williams Lake in Waterford Township
Williams Lake has been a highly desirable lake for lake home buyers. Homes always seem to go fast when they go up for sale. Williams Lake is a sea horse shaped lake. The Williams Lake Association offers a sailboat club, kayak club and water ski club. The Williams Lake Association is very active and if you like social activities you might want to check out this Oakland County Lake. They have a summer celebration and fireworks show in July, a Fishing tournament, a Golf outing, and a boat parade to name a few of the things they do for lake residents.
