How would you like a getaway on clam lake in Waterford ? One question I hear from potential lake home buyers is how clean is the lake? Most of our local lakes are not regularly checked for bacteria levels. It is only usually done when there is a public beach on the lake. Private lake associations may check periodically. Most of our local lakes are clean and safe to be in.

How important is the school system to you when buying a lakefront home in Oakland County or Livingston County? When Michigan relocation buyers come to me a school system is usually one of their top priorities. Or is the drive time more important to you when looking at waterfront properties? I always urge lake home buyers to write up a list of priorities before they start their home search. Knowing what you want and having it on paper will keep you focused and most likely will help you find the home that really fits your criteria. It is hard enough to find the “right” or “perfect” home in a subdivision. Now you are looking for that “right” home and adding in all these other criteria such as size of lake, all sports or not, public or private, or type of water bottom. You always hear the saying “take time to smell the roses”. When you live on the lake you are going to be doing that. It is just a little slower on the lake. You are going to be enjoying a lot more when you live on the lake.
More factors to think about and prioritize when buying a waterfront home in Southeastern Michigan. It doesn’t matter whether it is a West Bloomfield lake home or a Novi waterfront home. These factors make it harder. We usually hear “If I could put that house on that lake I would be thrilled.” Unfortunately, sometimes you have to decide what are the most important criteria to you, and try to get as many of them as you can in your choice of homes. My goal with these lake pages is to help make your decision easier because you are more informed. The biggest reason many people do not buy a lake home is because they won't give. They are adamant about what they want in a home and refuse to compromise/give. Their dream of living on the lake is not strong enough and they never buy a lake home! I have seen it too many times.

The children that live on the lake go to Waterford Schools. There were hundred of ducks on the lake when I was there. It is more of a paddle boat lake that is shallow. I would call it more of wildlife large pond.

There have been no homes sold between January & November 2012 on the lake.
There are only about 5 or 6 Clam Lakefront homes. None of them have sold in the last 5 to 6 years so I have no detailed information on any of the waterfront homes.

We have tried to put and add lake rules whenever I find out about them. Most southeastern Michigan lakes are governed by the normal lake rules and regulations. So lakes are non-motorized or electric motor only. But you will know that before buying on the lake.
Here are some of the normal rules and regulations of our local lakes. Boat traffic goes counter clockwise on the lake. You should stay 100 feet from the shore especially if you are making a wake. (Remember you are rocking everybody's boats. You can't tow somebody behind a boat before dawn or after dusk. Basically not in the dark. If you are at least 16 years of age and born after December 31,1978, may operate a Personal water craft legally only if they have obtained a boating safety certificate.
Most boats have a sticker of how many people can be on a boat. You must have life preservers for each person on the boat too. Most lakes have no speed limits on them. There are only a few that do in our local area.
Most private lakes in Southeastern Michigan do not have a sheriff on the lake unless they are called. Many of the bigger public all sports lakes will have a sheriff on the lake on the weekends. It depends on the county and the county's budget as how often they are out there.
