Orchard Lake Real estate is what we would consider high end real estate. There are many luxury lakefront homes that have sold for over a million dollars. You won't be finding $200,000 cottages. Even small homes will be sold for the building site. We call them tear down lake homes. The lakefront home will be torn down and a newer, bigger home will be built.
Orchard Lake real estate on the north side of the lake sits on the other side of a road. So there is a road between the lake and the home. There is a 10 -30 foot wide piece of land between the road and the lake. You have to cross the road to get to your dock and your boat. That is on one side of the lake.
But all those lakefront homes are big luxury homes. The way I figure it, if those people that own million dollar homes don't mind crossing the road then... But Orchard Lake front properties are what I would call premier lakefront real estate. Most of West Bloomfield and Orchard Lake lakes command top dollar and draw higher end residents.

Like most Oakland County MI Lakes there are some very large lots with room on the side of the homes. They are still not what you would call "private" by any means, but they are not all jammed together in some spots. on the lake.
There some lake access homes near Orchard Lake on the west side of the lake.

Living on a lake is a whole different life style. Over all the lake life style is a little different than subdivision. Most lake home owners know their neighbors or other people on the lake from seeing them out on the lake. I would say the lake life style is more social. Though there are many lake home owners that keep to themselves. So Lake Home owners may not even own a boat. To us that is foreign....live on a lake and not own a boat????
There are always people like that on a lake. Some have gotten older and no longer want to maintain a boat, some are just happy looking at the lake and the birds, ducks, swans on the lake. We have had many clients that do not have boats and are so happy on the lake. They are just more relaxed because of the lake.
Many lakes in Southeastern Michigan will have a gathering spot. What I mean by that is a place where boats and people tend to hang out together. They may not know each other too well, but they may talk a little when anchored close by. If it is a mucky lake they may anchor in a deep spot to swim. If there are islands on the lake they may park on the shallow end of the island. Some lakes has shallow areas or sunken islands that lake home owners anchor at. Some stay to themselves with their family and kids. Other lake home owners mingle and chat with the other people on the boats.

The Catholic all boys school Orchard St. Marys is located right on the lake. Some of the lake has no homes on it because of a busier road being right there. Orchard Lake Rd on the east is an example.
The lake is one of Oakland County's larger lakes. So on the weekend you will have a lot of boat traffic. So we would consider this a heavy traffic lake on the weekends. Also because the lake is so large the east side of the lake can get choppy from the west wind blowing across it.
There is one island in the middle of Orchard Lake called Apple Island. It's name came from all the apple tree that were on the island. It is said that the Indian Chief Okemos was born on the island. The island is now owned by the West Bloomfield School district after the last private owner left it to them.
